In the R2 zone, the Zoning <br /> <br />Ordinance is currently silent with regards to development on larger parcels (greater than <br />10,000 square feet). As such, City Staff has made an interpretation for density limits on larger <br />lots in the R2 zone, consistent with densities found throughout this zone and related to the <br />density implied in the zoning code as it is written, but not specifically stated for larger <br />properties. In order to provide clarity on this practice, the <br />City will revise the Zoning Ordinance to codify this interpretation. <br /> <br />Objective: <br />Revise the Zoning Ordinance to codify the City's interpretation of density in the R2 zone. <br />Clarify density limit of up to approximately 13 to 16 units per acre and list appropriate <br />development standards consistent with the R2 zone. <br /> <br />Timeframe: Complete Zoning Ordinance revision by 2010 <br /> <br />The Supplementary Provisions as stated in Article 32 of the Zoning Ordinance include requirements for <br />private open space as follows: <br /> <br />The following usable open space shall be required in the R-2, RG, R-3, R-4, and R-5 Districts: There <br />shall be three hundred (300) square feet of usable open space for eve!}' studio aparlment. There shall <br />be three hundred (300) square feet of usable open space for eve!}' one (1) bedroom dwelling unit, plus <br />one hundred (100) square feet of usable open space for each additional bedroom within the units. <br /> <br />The proposed amendment to the R-2 zoning would not conflict with these provisions. Individual <br />residential developments would require analysis and, if applicable compliance with, these provisions as <br />part of the planning project review. <br /> <br />The intent of the code amendment is to clarify the lot area required for each increment exceeding <br />10,000 square feet and does not represent a change in land use. The amendment would not provide <br />for additional residential development on existing and proposed parcels beyond that already anticipated <br />by the General Plan and the existing R-2 zoning. Therefore, the project will have no adverse impacts <br />on land use. <br /> <br />Finally, as explained in Section IV above, the proposed project would not conflict with an applicable <br />habitat conservation plan or natural community conservation plan. . <br /> <br />X.
