<br />7A <br />Page 47 <br />Attachment 3 <br /> <br />Residential Zoning Districts: <br />Lot Area, Density, General Plan Consistency <br /> <br />The following table presents the basic minimum lot area for each of Redwood City's <br />residential zoning districts and the potential maximum density in dwelling units/acre that <br />could be achieved utilizing the minimum lot areas. For reference, an acre is equivalent <br />to 43,560 square feet. All calculations have been rounded to one tenth for consistency. <br />Because of the requirement for 101000 square feet of minimum Jot area for the first three <br />units in the R-2, R-3, R-4, and R-5 zoning specifications, the total allowed density for <br />the "first acre" may be different (higher or lower) than for the "second acre" in these <br />districts. <br /> <br />For the R-2 Zoning District, multiple entries, which are highlighted, are presented in the <br />table. These entries include the three alternative increments presented in the staff <br />report (2,500, 3,333, and 5,000) listed in order of increasing density. Also presented in <br />the table is the average between the R-1 and R-3 densities to provide another means of <br />comparing the various increments. These averages for the first and second acres were <br />calculated as follows: <br /> <br />First Acre: <br />Second Acre: <br /> <br />(7.3 + 19.8)/2 = 13.6 units/acre <br />(7.3 + 21.8)/2 = 14.6 units/acre <br /> <br />It should be noted that the vast majority of properties in the R-2 Zoning District are one <br />acre or less and thus the "first acre" is the better indicator of likely build out densities <br />under each alternative. <br />
