<br />- <br /> <br />7A <br />Page 4 <br /> <br />Staff has analyzed the three alternatives in terms of potential new residential <br />development on lots meeting the above.mentioned minimum lot sizes. The R-2 zoning <br />districts are spread over four different neighborhood areas in the City: Friendly Acres, <br />Redwood Oaks, West Woodside, and Redwood Shores. Because Redwood Shores <br />properties are of recent construction and have condominium ownership, they are very <br />unlikely to redevelop within the City's twenty year planning horizon. They were also <br />developed subject to the Redwood Shores design review standards, which have <br />required significant landscaping and open space provisions. This analysis identifies the <br />parcels that are the most likely to be redeveloped and includes lots with the potential for <br />multi-family development in each of the three neighborhoods, based on 12,500 13,333, <br />and 15,000 square-foot minimum lot sizes (10,000 sq. ft. + 2,500 sq. ft.; 3,333 sq. ft.; <br />and 5,000 sq. ft. respectively). The analysis also covers smaller contiguous parcels <br />under the same ownership, which in combination meet the above.mentioned minimum <br />lot areas (parcels that do not have adequate frontage access or lot width were <br />eliminated from the analysis along with parcels that are in public use such as schools <br />and parks). Table 1 outlines the number of existing designated properties within each <br />neighborhood, as well as the number of potential units under each of the lot area <br />scenarios (2,500 square feet, 3,333 square feet, or 5,000 square feet of lot area per unit <br />for the site area beyond 10,000 square feet): <br /> <br />TABLE 1: R-2 GROSS DEVELOPMENT POTENTIAL <br /> <br /> .
