<br />. <br /> <br />EXH1BIT "All <br /> <br />SCOPE OF SERVleES <br /> <br />Itemized List of what Consultant will do for City and at what price and schedule. <br /> <br />The scope of assignment includes the appraisals of six (6) properties comprising four <br />(4) ownerships. The four (4) ownerships identify 4 Illarger parcel" properties for <br />appraisal purposes. These properties are identified as follows: <br /> <br />20 Chemical Way. Redwood City (APN's: 052-392-240 and -270) <br />50 Chemical Way, Redwood City (APN's: 052-392-210 and -260) <br />70 Chemical Way, Redwood City (APN's: 052-392-20) <br />80 Chemical Way, Redwood City (APN's: 052-392-190) <br /> <br />Each property is to be appraised at its respective highest and best use and in <br />separately bound reports by larger parcel. Four (4) separate reports will be prepared. <br />Each appraisal is to be a summary report format, applying the sales comparison and/or <br />income capitalization approaches. and/or cost approach, as applicable. <br /> <br />Each appraisal recognizes its intended use is for acquisition purposes, by eminent <br />domain, if necessary. The intended user is the City of Redwood City. <br /> <br />The purpose of the appraisal is to estimate the Ilfair market value," defined by CCP <br />1263.320. Depending on the rights held in the properties the legal rights appraised are <br />the fee simple or leased fee interests. <br /> <br />It is my understanding that we may be unable to inspect the properties on-site and that <br />interior inspections may not be possible. If onsite inspections are not available, <br />property(ies) will be appraised based on physical information that may be gleaned from <br />public sourcesl to the extent that information is available, or based on estimates and <br />explicit assumptions made in the appraisal. The inability to get onsite and interior <br />inspections may affect our ability to appraise the property(ies), and appraised value(s) <br />may differ from appraisal(s) made with inspection.
