1-Al <br />2. The construction of accessory buildings or structures which will not generate <br />additional vehicular trips over and above those generated by the principal <br />building or use of the Development and which will not be used for other than <br />storage; <br />3. The replacement of a destroyed or partially destroyed building or structure <br />with a new building or structure of the same size and use; provided, that no <br />additional trips will be generated over and above those generated by the <br />original use of the land to which the new Development pertains; <br />4. Development that does not result in any additional vehicular trips as <br />determined by the Administrator; <br />5. Existing uses in that area of the City encompassed by Redwood City General <br />Improvement District No. 1 -64, commonly referred to as the "Redwood <br />Shores Area" of the City, with respect to lands included within the "Shores <br />Transportation Improvement District ('STID') "; <br />6. Publicly owned facilities; and <br />7. Day Care Centers; <br />8. (a) Any new use commenced on or after September 1, 2002, except <br />professional, medical, business, and administrative office use, as said terms <br />are defined below in subsection (b), within the Exempt Downtown Area <br />(bound by Veterans Boulevard, Maple Street, El Camino Real, and Brewster <br />Avenue) shall not be required to pay the Impact Fee if (1) a Notice of Official <br />Action giving approval of the use is issued by the Zoning Administrator by <br />July 1, 2005, and (2) substantial construction pursuant to an approved <br />F:Atty /Ord /Ord.169 3 <br />Sorba 012103 <br />
