O.zt:S Page 19 ATTACHMENT 2 EXHIBIT B CITY OF REDWOOD CITY COMMUNITY FACILITIES DISTRICT NO. 2010-1 (ONE MARINA) DESCRIPTION OF FACILITIES ELIGIBLE TO BE FUNDED BY THE DISTRICT FACILITIES It is intended that the District will be authorized to finance all or a portion of the costs of any of the following improvements to be owned by the District: 1. Fees: a. All Development Impact Fees set forth in Exhibit D to the Development Agreement between the City and the Petitioner, dated February 13, 2008, as it may be amended or supplemented (the "Development Agreement"), including, but not limited to, potable water fees; sanitary sewer fees; water capacity fees; and traffic impact fees, and public works review and inspection fees related to the Facilities. b. Subject to the completion of a Joint Community Facilities Agreement ("JCFA"), all school fees paid with respect to property within the District. 2. Facilities: a. Any and all District costs, including payment of equivalent dwelling unit (EDU) fees, associated with the construction of or District financial contribution to any "All Zones, Zone A, Zone B, Zone C, or Zone D East 101 Public Infrastructure Requirements as set forth in Exhibit D to the Development Agreement, including, but not limited to: · The Blomquist Bridge Extension; . The Highway 101 pedestrian undercrossing; · All grading, temporary access roads, erosion control, sanitary sewer, potable water, storm sewer, reclaimed water, natural. gas line; communication lines; electrical facilities; street lights; pedestrian lights; pedestrian walkways; landscape; signage; paving, curb and gutter; striping; erosion control; or other improvements necessary to construct or reconstruct Bair Island Road including all planning, design, construction supervision; geotechnical; survey and overhead design review and inspection fees necessary to complete same; · East Bayshore Road Pavement; · New potable water lines under Highway 101; · Regional water storage tank including larid acquisition; · Sanitary Sewer pump station;
