<br /> <br />Sample of Appraisal Experience <br /> <br />HUD 223(f) Apartment Portfolio <br />San Francisco, San Francisco, California <br /> <br />Reclamation District No. 17 - Mossdale Tract (portion) <br />County of San Joaquin, California <br /> <br />The Parkway & Quinto Ranch <br />Santa Nella, Merced County, California <br /> <br />Madrone Condominiums <br />Folsom, Sacramento County, California <br /> <br />City of Sacramento Development Fee Financing <br />Community Facilities District No. 95-01 Annexation <br />NO.2 (Meadowview Estates) <br />Sacramento, Sacramento County, California <br /> <br />Bickford Ranch Community Facilities District No. 2003-1 <br />Placer County, California <br /> <br />This appraisal assignment involved the appraisal of <br />nine multifamily properties in San Francisco <br />containing between seven and 50 units, as well as <br />mixed-use properties including ground floor retail <br />tenants. The self-contained appraisals were <br />completed in compliance with Federal regulatory <br />requirements and guidelines that may apply as well as <br />the requirements of the Federal Housing <br />Administration (FHA) MAP Program for a 223(f) <br />Refinance. <br /> <br />The appraised properties represented a portion of <br />Reclamation District No. 17 identified as vacant <br />residential, vacant commercial and vacant industrial <br />land, and excluded those properties within the <br />boundaries of the District zoned as agricultural and <br />public use, and those properties with an assessed <br />improvement value on the most recent property tax <br />roll. Reclamation District No. 17 (Mossdale Tract) is <br />located in San Joaquin County, at the eastern edge of <br />the Sacramento-San Joaquin Delta, and contains <br />approximately 16,107.58 acres of land comprising <br />approximately 13,335 assessor's parcels. <br /> <br />This appraisal involved the valuation of a 1 ,464-lot <br />single-family residential master planned community <br />that included residential, commercial and public use <br />components, and a non-contingent 1 ,644-acre ranch <br />subject to a conservation easement. This report was <br />prepared for IndyMac Bank. <br /> <br />Madrone is a proposed 219-unit residential <br />condominium development with 16 floor plan <br />valuations. This report was prepared for KeyBank. <br /> <br />The hypothetical market valuation of partially <br />completed residential subdivision that included 163 <br />improved single-family homes, six model homes, 167 <br />improved single-family residential lots and 183 <br />partially improved single-family residential lots. The <br />appraisal was used for bond underwriting purposes <br />and was prepared for the City of Sacramento. <br /> <br />The hypothetical market valuation of a proposed <br />master planned community that will include 847.2 <br />acres of land designated for 1 ,783 residential lots and <br />a 9.7-acre commercial component.
