<br />. <br /> <br />. <br /> <br />than the minimum lot area required by said Code for the zoning <br /> <br />district within which the above described real property is <br /> <br />situate. <br /> <br />2. The exceptions granted herein shall be subject to the <br /> <br />following conditions: <br /> <br />(a) That a one-half street extending from Hancock street <br />to and including the frontage of the above described <br />real property be constructed to commercial standards, <br />including all necessary curbs, gutters, sidewalks, <br />storm drain facilities and sewer facilities. <br /> <br />(b) That the applicant or owners of the above described <br />real property enter into an improvement agreement <br />with the City for the performance of the work <br />described in subparagraph 2(a) above, said agreement <br />to be in form and substance acceptable to the City, <br />and to be executed prior to commencement of said work. <br /> <br />(c) That the exceptions granted herein shall apply to an <br />approved subdivision of the above described real <br />property providing for two lots, each approximately <br />5,000 square feet in area. <br /> <br />(d) That all laws, codes, regulations, resolutions, <br />ordinances and/or parts thereof, other than as <br />directly and expressly modified by the terms of the <br />exceptions granted, shall be strictly complied with. <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />-2- <br />
