<br />r--u- <br /> <br />. <br /> <br />. <br /> <br />less than the minimum street frontage provided by said Code <br /> <br />for the zoning district within which the above described <br /> <br />real property is situate. <br />2. The exceptions granted herein shall be subject to <br /> <br />the following conditions: <br /> <br />(a) That the subdivision be redesigned indicating <br />that the two lots in the rear each have ten <br />feet of frontage on Orchard Avenue, with the <br />division line extending down the center of <br />the overall site. <br /> <br />(b) That a non-exclusive easement for driveway <br />purposes be recorded 20 feet in width to <br />serve the rear properties. <br /> <br />(c) That the cornmon driveway easement include <br />a T-easement at the end to serve the two <br />rear lots -- said T-easement to have a <br />total size of 25 feet by 50 feet. <br /> <br />(d) That no fences be allowed within the cornmon <br />driveway area. <br /> <br />(e) That an all-weather surfacing for driveway <br />purposes be installed in the cornmon driveway <br />area. <br /> <br />(f) That accessory structures on the rear of the <br />property be removed or relocated in accordance <br />with the terms of the Zoning Ordinance standards. <br /> <br />(g) That the 52-inch live oak tree be retained. <br /> <br />(h) That a parcel Map be filed and recorded after <br />approval by the City Engineer. <br /> <br />(i) That any required sewer laterals and/or water <br />services be at no expense to the City, or that <br />owner be required to dedicate a sanitary sewer <br />easement and construct a sewer main to serve the <br />rear parcels. Plans, specifications, descriptions, <br />and plats shall be prepared by a registered <br />engineer at the owner's expense, approved by <br />the City Engineer, and constructed under the <br />supervision of the Department of Public Works. <br />The sewer shall be dedicated to the City. <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />-2- <br />
