<br />14. Amendment,: This Agreement contains the entire agreement between <br /> <br />the parties. No amendment to this Agreement is valid unless in writing and signed by <br /> <br />both parties. <br /> <br />15. Waiver. The waiver by either party of any term or condition of this <br /> <br />Agreement shall not be deemed to be a waiver on the part of that party of any covenant <br /> <br />of this Agreement. Such waiver shall not constitute a waiver of any future breach of the <br /> <br />same or other terms or conditions of this Agreement. <br /> <br />16. Miscellaneous. <br /> <br />a. The unenforceability, invalidity or illegality of any provision of this <br /> <br />Agreement shall not render the other provisions unenforceable, invalid or <br /> <br />illegal. <br /> <br />b. This Agreement shall be construed and interpreted in accordance <br /> <br />with the laws of the State of California with San Mateo County as venue <br /> <br />for any action related to this Lease. <br /> <br />c.
