EXHIBIT "A" <br /> SCOPE OF SERVICES AND FEE <br /> West Environmental Services Technology, Inc., will provide environmental consulting services <br /> for the environmental assessment of Chemical Way properties. The following is a summary of <br /> services to be performed by Consultant, from September through December: <br /> The Phase 2 Environmental Site Assessment ( "Phase 2 ") scope will include sampling to address <br /> suspect recognized environmental conditions, including potential residuals from historical <br /> underground storage tanks (USTs) and chemical spills from historical operations on the <br /> property. In addition, the Phase 2 sampling will be used to evaluate potential soil vapor intrusion <br /> issues from the known and suspected historical releases of volatile organic compounds (VOCs) <br /> in soil and/or groundwater. The estimated budget is based on advancing 20- borings, with 15 for <br /> collection of soil gas and soil samples and 5 borings for the collection of groundwater samples. <br /> • The soil gas samples will be analyzed for VOCs by USEPA Method TO- 14/15. The groundwater <br /> samples will be analyzed for VOCs by USEPA Method 8260 and metals by USEPA Method <br /> 6000. Select samples may be analyzed for semi - volatile organic compounds by USEPA Method <br /> 8270 and pH. The exact number, suite of analytes and locations of borings will be refined <br /> pending input from the California Regional Water Quality Control Board - San Francisco Bay <br /> Region. <br /> We propose to complete this scope of services between October 1, 2010 and December 31, <br /> 2010, for a fee of $70,000.00. <br /> 3 <br />
