REG :ek :2 /27/61 -7 R E S 0 L U T I O N N 0. 3313 RESOLUTION AUTHORIZING EXCEPTION TO CERTAIN PRO- VISIONS OF ORDINANCE NO. 631, BEING THE SUBDIVISION ORDINANCE OF THE CITY OF REDWOOD CITY WHEREAS, pursuant to Section 7 of Ordinance No. 631, the Subdivision Ordinance of the City of Redwood City, the Planning Commission has received and recommended approval of the applica- tion of Arnold and Elizabeth Christen for an exception to the provisions of Section 5.31 of said ordinance No. 631 to allow the subdivision of the hereinafter described property into two lots, both of which would have an area of 5,400 square feet instead of the required 6,000 square feet, and both of which would have a width of 45 feet instead of the required 50 feet; and, WHEREAS, the property for which application to subdivide is made is that certain real property located in the City of Redwood City, County of San Mateo, State of California, on Redwood Avenue known as: Lots 27, 28 and 29 of Block 2 as shown on that map entitled "Map of Redwood Oaks, San Mateo County, California," filed in the office of the Recorder of San Mateo County on March 30, 1912, in Book 8 of Maps at p age 6; and, WHEREAS, said applicant has submitted a map of the proposed subdivision in accordance with the provisions of Ordinance No. 631 and said map has been recommended for approval by the Planning Commission and has been reviewed by the Council of the City of Redwood City; and, WHEREAS, the Planning Commission has found and reported to this Council that exceptional circumstances and conditions exist which affect said property; that the exception applied for is necessary for the preservation and enjoyment of substantial property rights of petitioner; and that - the granting of said exception will not be detrimental to the public welfare or adversely affect other property in the neighborhood; and,
