N T .-!:L <br />Pa e 165 <br /> <br /> <br />July 20, 2010 <br /> <br />SUBJECT <br />One Marina: Planned Community Permit and Vesting Tentative Maps in association <br />with the Peninsula Park Precise Plan for the development of a 231 unit residential <br />project including a hotel and community serving retail. <br /> <br />RECOMMENDATION <br />1, Approve the Planned Community (PC) Permit for the proposed One Marina project <br />based on the findings that: 1) as submitted, the project conforms to the intent of the <br />Peninsula Park Precise Plan; and 2) as submitted, the establishment, maintenance <br />or operation of.the use applied for will not, under the circumstances of this particular <br />case, be detrimental ,to the health, safety, peace, morals or general welfare of <br />persons residing or working in the neighborhood of said proposed use, or be <br />detrimental or injurious to property and improvements in the neighborhood, or to the <br />general welfare of the City, because the project has been found to be consistent with <br />the community goals as established in the Peninsula Park Precise Plan. <br /> <br />The Planned Community (PC) Permit, as submitted, includes an overview of the <br />residential portion of the site, all 231 units, Specific project level details are provided <br />for the first phase development, which includes four buildings with 56 units (14 units <br />per building). The Planning Commission has the opportunity to consider a PC permit <br />for the entire residential portion of the site, or limit the scope of their consideration to <br />just the first phase of development. <br /> <br />2. Approve the Vesting Tentative Map for a four (4) parcel subdivision for the proposed <br />project (TM201 0-01), including conditions of approval. <br /> <br />3. Approve the Vesting Tentative Map for resubdivision of Lot 2 for the proposed <br />project (TM20 1 0-02), including conditions of approval. <br /> <br />BACKGROUND <br />Chronology: <br />The City has received an application from R.C, Peninsula Park LLC for the development <br />of a 231 unit residential project including a hotel and community serving retail, <br />commonly referred to as One Marina [Formerly Peninsula Park] (project), in association <br />with the Peninsula Park Precise Plan. The development site is approximately 33-acres <br />and is commonly known as the Peninsula Marina Office Park, The site is located on the <br />north side of U.S, Highway 101 between Bair Island Road and Redwood Creek. <br />Current land uses on the site include five partially-occupied office buildings, a <br />restaurant, paved parking lots, a decommissioned marina basin, an impound car <br />storage lot, and an undeveloped dirt lot. <br />
