6.3B Page 17 ATTACHMENT C MAINTENANCE STANDARDS (Storefront Improvement Program) Grantee These maintenance standards are required to be followed by grant recipients under the Storefront Improvement Program. The subject property must be maintained in accordance with the following standards for a period not less than— years from the date on which the Agreement is signed by the Redwood City Redevelopment Agency: 1. The subject property and improvements will be diligently maintained and kept in good repair and condition, including all buildings, walls, canopies, enclosures, decorations, signs, awnings, windows, outdoor dining areas, sidewalks or other components, using maintenance efforts as needed to maintain the property and improvements in a clean, neat, working and first-class condition, and to prevent the deterioration of any improvement to the extent that it detracts visually from the improvement's appearance, becomes unusable for its intended purpose, creates a nuisance or hazard, or otherwise varies from the originally approved design so as to degrade the quality of the improvements. This shall include repainting, replacing light bulbs and fixtures as necessary and any other necessary repairs. 2. Maintenance of all landscaping in a healthy and neat condition. 3. Any business signs which refer to a business which no longer occupies the subject property will be removed within three (3) weeks. 4. The property shall be kept free from litter, graffiti, peeling paint, unkempt landscaping and other unsightly features as reasonably determined by the Agency or the City of Redwood City. All debris and weeds visible from the public right-of-way must be removed within five (5) days of their appearance or receipt of a written notice from the Agency or City that they be removed.
