EXHIBIT B <br /> RULES AND REGULATIONS <br /> Tenant shall comply with the following rules and regulations (as modified or supplemented from <br /> time to time, the "Rules and Regulations "). Landlord shall not be responsible to Tenant for the <br /> nonperformance of any of the Rules and Regulations by any other tenants or occupants of the Property. <br /> In the event of any conflict between the Rules and Regulations and the other provisions of this Lease, the <br /> latter shall control. <br /> 1. Upon the expiration or earlier termination of the Lease, Tenant shall deliver to Landlord <br /> all keys and passes for offices, rooms, parking lot and toilet rooms which shall have been furnished <br /> Tenant. <br /> 2. Tenant shall not throw anything out of doors, windows or skylights or down <br /> passageways. <br /> 3. The Premises shall not be used for lodging, for living quarters or sleeping apartments, or <br /> for any improper, objectionable or immoral purposes. <br /> 4. Landlord reserves the right to exclude from the Property any person who, in Landlord's <br /> judgment, is intoxicated or under the influence of liquor or drugs, or who violates any of these Rules and <br /> Regulations. <br /> 5. Tenant shall comply with all safety, fire protection and evacuation procedures and <br /> regulations established by any governmental agency. <br /> 6. Tenant must comply with the State of California "No- Smoking" law set forth in <br /> California Labor Code Section 6404.5 and with any local "No- Smoking" ordinance that may be in effect <br /> from time to time and is not superseded by such law. <br /> 7. Landlord shall have no obligation to provide guard service or other security measures for <br /> the benefit of the Premises or the Property. Tenant assumes all responsibility for the protection of <br /> Tenant and its agents, employees, contractors and invitees, and the property thereof, from acts of third <br /> parties, including responsibility for keeping doors locked and other means of entry to the Premises <br /> closed, whether or not Landlord, at its option, elects to provide security protection for any portion of the <br /> Property. Tenant further assumes the risk that any safety or security device, service or program that <br /> Landlord elects, in its sole and absolute discretion, to provide may not be effective, or may malfunction <br /> or be circumvented by an unauthorized third party, and Tenant shall, in addition to its other insurance <br /> obligations under this Lease, obtain its own insurance coverage to the extent Tenant desires protection <br /> against losses resulting from such occurrences. Tenant shall cooperate in any reasonable safety or <br /> security program developed by Landlord or required by Law. <br /> 8.
