Marketina <br />Contractor shall comply with City's affirmative marketing plan for Agency assisted <br />housing. Except for existing tenants, Contractor shall select eligible Agency tenants <br />from a pool of applicants residing in the incorporated limits of the City no later than the <br />date on which construction is completed or in the case of vacant units, immediately <br />upon availability of unit turnover or the earliest date unit is habitable for occupancy. <br />Contractor shall include as part of its marketing efforts: <br />• outreach to homeless and at -risk of being homeless households transitioning <br />through one of the various homeless and self sufficiency assistance programs <br />operating in the City of Redwood City, and <br />• provide notice of vacancies or opening of waiting lists to the City's Housing <br />Coordinator and the Fair Oaks Community Center, a CORE Referral agency for San <br />Mateo County Human Services operation. <br />Agency shall be responsible for providing MP Redwood Court Associates (the <br />"Partnership ") with a pool of qualified applicants to fill Agency units. During the full term <br />of this agreement, the Partnership shall assure that no less than 4 units are provided <br />exclusively for income eligible Redwood City residents and shall be continually occupied <br />as such. The Partnership may extend marketing of non - Agency turnover units to San <br />Mateo County and other residents at large. The Partnership will be required by the <br />Agency to give preference to eligible households for the Agency assisted units to meet <br />the Agency's housing goals, and the City's Consolidated Plan goals of providing <br />affordable housing to Redwood City residents. <br />4. Income Affordability and Occupancy Restriction <br />In accordance with the provisions of the this agreement, Agency assisted rental units <br />rehabilitated on this property shall be subject to affordability requirements and shall be <br />at all times, be occupied by qualified low income households.
