Authorization A. Subject to the conditions stated below, the permittees, Shores Childcare, LLC., and the City of Redwood City, are granted permission to construct portions of a childcare/office facility and public access improvements on a 1.9 -acre parcel south of Pico Boulevard and north of the San Carlos Airport, in the City of Redwood City, San Mateo County. Authorized work includes the following: Within the 100 -foot shoreline band 1. Grade and prepare the site for development; 2. Construct, use, and maintain an approximately 2,485- square-foot portion of a 10,000 - square-foot, two -story childcare/office building, an 8,382 - square -foot playground facility, and a 3,864- square-foot portion of a 27,987 -square-foot parking lot (see Exhibit A); 3. Install and maintain approximately 17,920 square feet of landscaping; and 4. Install, use, and maintain an approximately 19,820- square-foot, landscaped public access area west of the existing asphalt pathway, with two, 950 -square-foot seating and viewing areas and six benches and eight seating boulders (see Exhibit B). B. This authority is generally pursuant to and limited by the application filed on August 6, 2001, including all accompanying and subsequent correspondence and exhibits, but subject to the modifications required by conditions hereto. C. Work authorized herein must commence prior to July 1, 2002, or this permit will lapse and become null and void. Such work must also be diligently pursued to completion, and must - be completed by July 1, 2003, unless an extension of time is granted by amendment of the permit.
