EXHIBIT "A" PRECONSTRUCTION DESIGN SERVICES FOR THE DOWNTOWN UNDERGROUND PUBLIC PARKING FACILITY Scope of Work Provide architectural and engineering design and related services for constructing a two -level underground parking facility to accommodate approximately 590 spaces to be located within the parcel surrounded by Jefferson Avenue, Broadway, and Middlefield Road (known as "Block 1 "). The design shall be in accordance with City of Redwood City Engineering Design Standards Volumes I, II and III dated, January 5, 1998; the latest edition of the Uniform Building Code, and in general conformance with standard design practice for public parking facilities. The design shall be prepared and stamped by Professional Engineers and /or Architects with valid licenses in the State of California. The architectural and engineering design and related services shall include, but are not limited to: Site investigation and field review Engineering studies, as required Preparing plans, specifications, and cost estimates Attending design review meetings Reviewing contractor's submittals Responding to contractor's Request for Information (RFIs) and Requests for Clarification (RFCs) Reviewing Change Order requests Field Investigation during construction Preparing Record Drawings Certified Cost of Construction: The Developer shall prepare a Certified Cost of Construction from their design and construction team that will be used to prepare the construction budget for the public underground parking facility. The construction budget shall not be exceeded without prior approval from the City. In the event of unforeseen or unexpected increases in the estimated cost of the underground parking facility, the Developer shall immediately meet and confer with the City in resolving the Exhibit "D" Page 1 of 2 Mibrary/underground parking garage/Parking Facility— Exhibits A,B,C B D
