The <br /> Circle Road example was used as a reference by the Zoning Administrator in the Notice <br /> of Official Action as a means of demonstrating that a new roof form, specifically one with <br /> a curvilinear shape, can be incorporated into an existing neighborhood context while <br /> maintaining the overall harmony. <br /> As to (a) above, while the proposed curvilinear roof incorporated into the applicant's <br /> design can be distinguished, the Zoning Administrator took note of the fact that it has a <br /> "gentler" or less of a pitch than a 4/12 pitch typically used on gable roof for bungalow or <br /> rancher style architecture. <br /> As to (b) above, the Zoning Administrator considered that the contemporary aesthetic <br /> incorporated in the proposed design uses finro different roof forms: a curvilinear roof and <br /> a flat roof as shown on Attachment 1. The variation in roof forms serves to break up the <br /> massing of the building; thereby allowing the overall design and proportion of the <br /> residence to remain modest in scale. <br /> As to (c) above, understanding that the standing seam metal roof would be a newly <br /> introduced element into the neighborhood, the Notice of Official Action incorporates <br /> several conditions of approval to ensure residential compatibility as follows: <br /> 13. The SSMR shall use "low profile" seams with flat panels between the ribs, such as 5V <br /> roofing, typical of roofs found in residential applications. <br /> 14. The SSMR shall use a dark color palette, such as factory finish coating brown or <br /> charcoal gray. The finish should be of a matte, non-reflective, surface to avoid glare. <br /> 15. The zinc gray color SSMR is not an appropriate color choice, given the use of lighter <br /> color palettes makes the roof form appear larger and more pronounced. <br /> ii. 260 Myrtle Street would be �ffered as clear evidence that an out-of-pluce <br /> architectural element can cause years of social disharmony in an vtheru�ise <br /> cohesive neighborhood. <br /> iii.
