The <br /> text referenced before and after the underlined portion has been provided for context, <br /> and was previously addressed in Staff Responses to the Offer of Proof (Attachment 11). <br /> Regarding the underlined or "new" text, the City has on file a full size set of plans that <br /> have been and remain available for review by the public. <br /> As to the statement above "the Applicants' Roof is more steeply pitched", the relevant <br /> discussion is how the proposed roof would integrate into the existing neighborhood <br /> context. As previously mentioned, the Zoning Administrator took note of the fact that the <br /> proposed curvilinear roof has a"gentler" or less of a pitch than a 4/12 pitch typically <br /> used on gable roof for bungalow or rancher style architecture. <br /> p. 7 Item 1.a.i.(c) Appellunts have heen informally informed by an architect thatApplicunt.s' <br /> zinc roof will likely be su�ciently reflective to cause a very substantial <br /> degradation ofAppellants' quality of life. <br /> Staff Response: The Zoning Administrator did not approve the zinc roof. Further <br /> discussion regarding the need to utilize a darker roof palette with a matte finish can be <br /> found in discussion points 3 and 4 of the Notice of Official Action (Attachment 3). In <br /> summary, the Zoning Administratar approved the applicants' project with conditions of <br /> approval 14 and 15 requiring the applicant to use a darker color palette with a matte <br /> finish instead of the zinc roof proposed by the applicant. Conditions 14 and 15 are as <br /> stated below: <br /> 14.The SSMR shall use a dark color palette, such as factory finish coating brown <br /> or charcoal gray. The finish should be of a matte, non-reflective, surface to <br /> avoid glare. <br /> 15.The zinc gray color SSMR is not an appropriate color choice, given the use of <br /> lighter color palettes makes the roof form appear larger and more <br /> pronounced. <br /> 3 <br />
