180 days prior to the initiations of negotiations; <br /> <br /> 18.213 purchases and occupies a replacement dwelling within <br /> one year subsequent to the date on which he received <br /> final payment from the Agency of all costs of the <br /> acquired dwelling, or the date on which he moves from <br /> the acquired dwelling, whichever is later. <br /> <br /> 18.22 ~Fnere for reasons beyond the control of the displaced person, <br /> completion of construction or rehabilitation of a replacement <br /> dwelling is delayed beyond the date by which occupancy is <br /> required, the Agency shall determine the date of occupancy to <br /> be the date the displaced person enters into a contract for <br /> such construction, or rehabilitati~n, providing the displaced <br /> person occupies the replacement dwelling when the construction <br /> or rehabilitation has been completed. <br /> <br /> 18.23 Where, for reasons of hardship or circumstances beyond the <br /> control of the displaced person, such person is unable to <br /> occupy the replacement dwelling by the required date, the <br /> Agency may extend the deadline as necessary. <br /> <br />18.3 Computation of Replacement Housing Payment <br /> <br /> 18.31 Cost of Comparable Replacement Dwelling. In determining the <br /> reasonable cost of a comparable replacement dwelling, the <br /> Agency shall use any reasonable valuation method. <br /> <br /> 18.32 Interest Payments. Interest payments shall be equal to the <br /> discounted present value of the difference between the ag~=regate <br /> interest applicable to the amount of the principal of the mortgage <br /> on the a~uired dwelling over its remaining term a~ the time of <br /> acquisit~on, and the aggregate interest paid on %he mortgage on <br /> the replacement dwelling, and other debt service costs.
