1. 14 I O ATTACHMENT 1 <br />City of Redwood City i Aft <br />Planning Services C=_0 Notice of Official Action <br />City Hall 1017 Middlefield Road, Redwood City, California 94063 (650) 780 -7234 Fax (650) 780 -0128 <br />May 1, 2003 <br />Ed & Susan Wilson <br />454 Barkentine Lane <br />Redwood City, CA 94065 <br />Subject: Issuance of Variance <br />Project No.: V2003 -02 <br />Property Address: 454 Barkentine Lane <br />Assessor's Parcel Number: 095 - 133 -300 <br />Dear Mr. & Mrs. Wilson: <br />Your application for a Variance to allow a fifteen foot (15') setback from the rear <br />property line where a twenty foot (20') setback is required was considered by the <br />Zoning Administrator at a Public Hearing held on Wednesday, April 23, 2003. <br />The project, as proposed, includes a two -story approximately 1,306 square foot <br />addition to an existing one -story single family dwelling located on a flat, <br />rectangular site containing approximately 6,500 square feet located within a <br />Residential Single - Family (R -1) District. The Zoning Administrator was not able <br />to make the required findings; consequently, the application for a Variance was <br />denied. <br />VARIANCE FINDINGS: <br />1. In order to grant the requested variance the Zoning Administrator must be <br />able to identify special circumstances applicable to the subject property, <br />including size, shape, topography, location, or surroundings, and demonstrate <br />that the strict application of the provisions of the Zoning Ordinance will <br />deprive the subject property of privileges enjoyed by other properties in the <br />vicinity which are under identical zoning district classification. <br />The subject property is approximately sixty -five feet (65') in width and a <br />hundred feet (100') in length with a lot area of 6,500 square feet, and is <br />therefore not considered to be of irregular shape. Within the Marlin <br />Subdivision and the greater Redwood Shores neighborhood there are many <br />properties that are substantially similar with respect to size and shape; <br />therefore, the claim of special circumstance does apply to this property in <br />
