V10207 -8 <br />Property Address: 615 Teredo Drive <br />PAGE: 005 OF 007 <br />A& <br />� N NOTICE OF OFFICIAL ACTION <br />Nr11�Y <br />Your Variance application to allow a first and second story addition to a single family <br />residence with a 15 -foot rear yard setback where a 20 -foot rear y ard setback is normally <br />required was heard at the meeting of the Zoning Administrator on June 10, 1998. <br />The application was approved band on the following findings and subject to the following <br />conditions: <br />FINDINGS: <br />That the vroperty is irregular in shape such that the finished outside wall of the residence is not <br />parallel with the rear yard lot line. As a result, the 9011th side of the rear yard addition has a 20. <br />foot rear yard setback, while the north side of the addition has a 15 -foot rear yard setback. <br />(Zoning Ordinance Section 32.6 allows a modification to side yard setbacks due to similar <br />circumstances). The property is also bordered to the rear by Marcia Park and therefore should <br />not impact the privacy of a neighboring residential property. Trees within the site and in <br />Marlin Parts will also help to screen the proposed addition. <br />That the granting of the variance would not constitute a grant of special privilege since the <br />property is located in Merlin Subdivision No. 2. This subdivision previously allowed 15 -foot <br />rear yard setbacks. Consequently, many residences in the surrounding neighborhood (on <br />Teredo, Tiller, Spar and Barkuntine Drives) currently have 15 -foot rear yard setbacks. <br />That the variance would not be contrary to the intent of the Zoning Ordinance, nor would it be <br />detrimental to health, safety or public welfare. The residential addition will not negatively <br />impact light, air or privacy between buildings and will still afford adequate private open space <br />amenities on site. <br />CONDITIONS OF APPROVAL: <br />1. That the addition shall be constructed as per plans on file with Planning and Redevelopment <br />Services. <br />2. That the siding, trim and roofing of the proposed addition shall match the existing residence <br />in color, texture, materials and pitch. <br />
