Planning -eoresission may require up to eighty (30) feet where <br /> streets may become major street at some future date. <br /> (c) Local streets including cul-de-sac streetse-Teinireura righteof- <br /> way Fifty-four (5th) feet. A five (5) foot easement may be required <br /> inside the front property line for utilities and tree planting. <br /> (d) And service roads when not over three hundred and fifty (350) <br /> feet in length-erinimt i right-of-nvay of fifty (50) feet. <br /> 5.15 eervico Roads & Off-Street Parking. When the front of any <br /> lots proposed for commercial usage front on any major or secondary street <br /> or highway, the subdivider shall be required to dedicate and improve a <br /> service read to provide ingress and eggress to and from stteh lots or in <br /> lice thereof. If approved by the Planning Commission, the subdivider may <br /> dedicate for public use and improve, an area approve by the Planning <br /> Commission and adjacent to such lots for off,.street parking purposes. <br /> When the front of any lots proposed for residential usage Front on any <br /> freeway, state highway or parkway, the subdivider shall dedicate and <br /> improve a service road at the front of such lots, un7.ees such is already <br /> existent as a part of such freeway or parkway. In addition to any <br /> requirement for a service road, the Planning Comttission may require <br /> adequate off-street parking areas for all lots proposed for commercial <br /> usage. <br /> 5.16 Non-Access and Planting Strips. When the rear of any lots <br /> border any major or secondary street, highway or parkway, the subdivider <br /> may be requieed to execute and deliver to the City an instrument, deemed <br /> sufficient by the City Attorney, prohibiting the right of ingress and <br /> eggress to the rear of such streets or highways. When the rear of any <br /> lots border any freeway, state highway, parkway, major or secondary <br /> street, the subdivider may be required to dedicate and improve a planting <br /> strip adjacent to such parkway, freeway, highway, major or secondary <br /> street. <br /> 5.17 Alleys. When any lots are proposed for commercial or indus- <br /> trial usage or when any lots front on major streets or highways, improved <br /> alleys at least twenty (20) feet in width shall be provided at the rear <br /> thereof, with adequate ingress and, eggress for truce traffic. <br /> 5.13 Street Names. All street names shall be as approved by the <br /> Planning Commission. <br /> 5.19 Acre or Large Lot Subdivisions. Where a parcel is subdivided <br /> into a tract of lots of one acre or more, the Planning Commission may <br /> require that the blocks shall be of such size and shape and he so divided <br /> into lots as to provide for the extension and opening of streets and <br /> alleys at such intervals as will permit a subsequent division of any par- <br /> cel into lots of normal.. size. <br /> 5.2 Easements. <br /> 5.21 The subdivider shall grant easements not less than five (5) <br /> feet in width for public utility, sanitary sewer and drainage purposes <br /> on each side of rear lot lines, along side lot lines and in planting <br /> strips wheeever necessary, provided easements of lesser width may be <br /> allowed when at the determination of the City Engineer the purposes of <br /> easements may be ac com p li hed by easements o f lessor widt h and provided <br /> further that in such determination the Citygineer shall prescribe the <br /> width of such easements.
