EXHIBIT "A" <br /> SCOPE OF SERVICES <br /> Itemized List of what Consultant will do for City and at what price and schedule. <br /> This letter is a proposal ro provide an appraisal of an approximate 4.32-acre, unimproved industrial site <br /> located at 1402 Maple Street, in Redwood City, California (referenced as San Mateo County Assessor <br /> Parcel Number 052- 392 -170). '!he specific scope of our service would be to initially report a verbal <br /> market value conclusion regarding the fee simple interest in the property. by November 14, 2008 (the <br /> "first phase" of this assignment). Subsequently, and only fallowing your expressed instructions, we <br /> would present our conclusions in a restricted report format by November 17, 2008, and in a summary <br /> report format by December 15, 2008 (the "r,ccond phase' of the assignment). <br /> This assignment would be completed npleted in conformance with the requirements of the Code of Professional <br /> Ethics and the Standards of Professional Appraisal Practice of the Appraisal Institute, as well as the <br /> U n iforrn Standards of Professional Appraisal Practice of the Appraisal Foundation. The intended users <br /> of our appraisal would be the Sarni-Regis Group of Northern California, L.P., and the City of Redwood <br /> City. The intended use is fax a potential purchase of the property. The results of our work should not <br /> be used by any onset parties for any reason. <br /> To commence work on. this assignment, we would require: <br /> 1. A preliminary title report regarding the per; <br /> 2. An Al .TA Aurvey or plot plan identifying the site if available); <br /> 3. Any well reports r x environmental reports in your possession; <br /> 4. A contact for inspection purposes; <br /> A retainer in the amount identified below; <br /> 6. And any other information which yc>u have which you believe would be useful in <br /> apprsising the pry -'• <br /> Your assistance in providing the above material is necessary order for us to complete our appraisal <br /> in a timely manner, Assuming that we are engaged far this assignment by November 7, 2008, we will <br /> attempt to meet the deadlines identified on the first page of this agreement. <br /> Our fee for the fast phase of this assignment is $7,500, plus any incidental expenses such as document <br /> preparation and copy charges, travel, photographs or renderings, special deliveries, or the hire. Our fee <br /> for the second phase of this assignment is /12,500, plus expenses. if additional consultation services art <br /> required after the delivery of our verbal or wz%ttxn conclusions, those will be charged on a time and <br /> expense bads, My billing rate is $275.00 per hour, that of staff appraisers is $150100 per hour, and that <br /> of research associates and administrative staff is $100.00 pet hour.
