1. IMPROVEMENTS. Owners shall, at Owners' own cost and expense, construct all of the improvements ("Improvements'), fumish all the materials, and do all the work hereinafter described, in accordance with, and as provided for in the plans prepared for Owners by Brian Kangas Foulk, Civil Engineers, entitled, "Plans for the Improvement of 440 and 450 Broadway," and in accordance with, and as provided in, those certain specifications entitled, "Supplemental Specifications for Civil/Landscape/Irrigation Improvements," as well as City's revised specifications entitled, "Engineering Standards for the City of Redwood City", adopted January 5, 1998, which plans and specifications are on file in the office of City's Engineering Manager. Said Improvements shall also be constructed in strict compliance with the provisions of Chapter 30 of the Code of the City of Redwood City, the subdivision regulations of City. To the extent that a conflict exists between the plans and specifications and said Chapter 30 in regard to the standard for a particular improvement, the stricter standard shall govern. Owners shall complete all of the Improvements, subject to time extensions allowable under Paragraph 11, on or before August 1, 1999. The Improvements shall include, but are not necessarily limited to, ali of the following: (a) grading, paving; (b) curbs, gutters, sidewalks, driveways; (c) storm drainage system, complete; (d) sanitary sewer system, complete; (e) water system, complete; (f) street lighting system, complete; (g) landscape and irrigation, complete; (h) all improvements described as conditions of Planned Development Permit No. 10306-7, heretofore issued for said subdivision; and all other work, improvements, or construction required by or mentioned in the abovementioned plans and specifications, conditions of permits and all construction, appurtenances and improvements necessary as reasonably determined by the Engineering
