ATTACHMENT I0 <br /> <br /> BASIC CONCEPT DRAWINGS <br /> <br />FRANKLIN STREET PROJECT GUIDELINES <br /> <br />Introduction <br /> <br />Basic concept drawings have been developed for the Fnmjdin Street Project that are intended to <br />depict in detail the architecture, infrastructure, circulation md landscape design characteristics of <br />the Franklin Street Project in the City of Radwood City. The followthg provides a general <br />description of these basic concept drawings. <br /> <br />Site Characteristics <br />(Refer to Basic Concept Drawings) <br /> <br />The Franklin Street Project (the ProJec0 involves the redevelopment of approximately 17-acres <br />within the 25-acre Franklin Street Area Plan. The Franklin 5~reet Project (the Project) is <br />bounded by El Camino Real, Jefferson Avenue, Maple S~'ect and the Southern Pacific - CalTrain <br />railroad right-of-way (railroad right-of-way). The Project consists oftbe development of <br />approximate- ly 506 dwelling units, approximately 45,370 squero feet of new commercial/retail <br />space, 35,000 square.feet of replacement conunercial/watehouse spar, e, a large community park, <br />courtyards, paseos and other open space/~o-*l amaniti~s. ~ Apartment Communities, <br />L.P. (lAC) is proposing to build 206 apartment units and up to 8,000 square feet of <br />retail/commercial space. The ap~tu~nt units wiU be constructed in thee and four-story <br />buildings over one and two levels of structured parking. Shea Homes Limited Partnership (Shea) <br />is proposing to develop two for-sale residential products including 84 three.story townhomes and <br />216 condominium units or flats in tour-story buildings, and up to approximately 40,570 square <br />feet of commercial/office space (including up to approximately 8,570 square-feet of retail space <br />and approximately 32,000 squa~ feet of office space). Monroe Street will separate the <br />apartment units ~__om the for. sale product. Similarly, Franklin Street will separate the two for- <br />sale products, with the 84 townhomes Iocatad along the east side of Franklin Street, and the four. <br />story condomixtium buildings located at the west end of Frartldin Street. FiReen percent of the <br />Project's housing units (76 units) will be affordable to ve~ low and moderate-income <br />households. The existlnE P~ffic Bell building and one ofth~ two existin.~ Security Public <br />Storage buildings will reranl, on th~ site and will be incorporated into the development. A <br />35,000 squaxe-feot storage building will be construct~ adjacent to the exis6ng six-story Security <br />Public Storage building to replace the storage building that will be mmovad. <br /> <br />The Franklin Street Project includes construction of approximately 1,156 parking space~ (931 for <br />residential units and 225 for commercial/retail uses). Parking will be provided through a <br />combination of parking sU'ucturee and private on-street parking. Parking for the IAC apariment <br />units will be located below the apartment buildings and at grade. Parking for the Shea for-sale <br />condominium units and fiats will consist of one-level of structured parking below the condo- <br />minium building.
