• • <br /> EXHIBIT F <br /> TENANT ESTOPPEL CERTIFICATE <br /> Date: , 20 <br /> To: ( "Buyer "): <br /> THIS IS TO CERTIFY THAT: <br /> 1. The undersigned is the tenant ( "Tenant ") under that certain dated <br /> ( "Lease ") by and between , a , as Landlord, <br /> and , a , as Tenant, covering those certain premises commonly <br /> known as 1548 Maple Street in the City of Redwood City, California (the "Premises "). A true <br /> and complete copy of the Lease and all amendments thereto is attached hereto. <br /> 2. Except as reflected on the documents attached to this Estoppel Certificate as <br /> Schedule 1, the Lease has not been modified, changed, altered, assigned, supplemented or <br /> amended in any respect. Neither Landlord nor Tenant is in default under the Lease, and the <br /> Lease is valid and in full force and effect on the date hereof. The Lease is the only lease or <br /> agreement between Tenant and Landlord affecting or relating to the Premises. The Lease <br /> represents the entire agreement between Landlord and Tenant with respect to the Premises. <br /> 3. Tenant is not entitled to, and has made no agreement(s) with Landlord or its <br /> agents or employees concerning free rent, partial rent, rebate or rental payments, credit or offset <br /> or deduction in rent, or any other type of rental concession, including, without limitation, lease <br /> support payments or lease buy -outs, except to the extent set forth in the Lease. <br /> 4. Tenant has accepted and now occupies the Premises, and has leased or occupied <br /> the Property since , 19 . The Lease Term began <br /> , 19 . The Lease is for a month -to -month term, and either Landlord <br /> or Tenant may terminate the Lease upon thirty (30) days' prior written notice. <br /> 5.
