6.1.E. - Page 1 <br /> To the Honorable Mayor and City Cou nci I <br /> From the City Manager <br /> J u ne 13, 2011 <br /> SUBJECT <br /> Subdivision Map - One Marina (Parcel Map 2011-02) <br /> RECOMMENDATION <br /> Approve, by motion, the Parcel Map for the One Marina (4-Lot) Subdivision, including <br /> acceptance of dedications of a Public Service Easement, an Emergency Access <br /> Easement, and a Public Access Easement, as shown on the Parcel Map. <br /> BAC KG RO U N D <br /> R.C. Peninsula Park, LLC is the Owner of Record of said real properties located at 650 <br /> through 660 Bair Island Road, Redwood City, California ("Property"). <br /> On December 17, 2007, City Council approved a Development Agreement and Precise <br /> Plan for the Peninsula Park development project on the Property, including a multi- <br /> family residential development that will include 231 townhome (condominium) housing <br /> units, 10,000 square feet of retail space, and a 200 room hotel ("Project"). <br /> On July 20, 2010 a �/esting Tentative Map for a 4-lot re-subdivision of the Property was <br /> approved by the Planning Commission. This first 4-lot subdivision will allow a <br /> configuration wherein the proposed hotel and retail space are committed to a unique <br /> parcel and the other three parcels will be configured for future residential subdivision. <br /> Maps for condominium purposes will be forthcoming and will be submitted to both the <br /> City and the State of California's Department of Real Estate. <br /> On February 28, 2011 a permit was issued to the owner for the construction of <br /> necessary public infrastructure improvements along Bair Island Road in conformance <br /> with City Standards and the 2007 Precise Plan. Bonds in the amount of $2,057,357.40 <br /> were received for improvements along frontage of the Project. All work associated with <br /> the public infrastructure improvements for the Project are being financed through the <br /> Redwood City Community Facilities District 2010-1 One Marina Project (CFD). The CFD <br /> was approved by City Council on September 13, 2010. <br /> The Owner now seeks issuance of its Parcel Map to proceed with the development. <br /> The Owners' surveyor, Mountain Pacific Surveys, has completed the Parcel Map in <br /> accordance with the Subdivision Map Act and Redwood City Ordinances, and to the <br /> satisfaction of the City's Engineering Division. <br />
