52 A- \

REPORT

To the Honorable Mayor and City Council
From the Ci Mana er

January 10, 2005

Subject
Final Acceptance - Public Works Services Warehouse Offices Project

Recommendation
Accept the improvements for the Public Works Services Warehouse Offices Project,
and authorize the release of retention and bonds to Jim Ma Construction Co. of San
Francisco, California.

Background
On November 19, 2003, the City Council awarded the contract in the amount of
$312,000.00 to Jim Ma Construction Co. of San Francisco, California for the Public
Works Services Warehouse Offices Project.

The Public Works Services Warehouse was built with the emphasis on warehouse
storage space. Since then, the emphasis for more storage in the warehouse is no
longer necessary, but more office space is required.

This project created new office space (which was really needed), and included new
ceilings, walls, carpeting, painting, electrical, mechanical, and fire sprinklers. In
addition, this project brings the Warehouse to current ADA (Americans with Disabilities
Act) standards, providing an additional ramp/walkway for ease of accessibility.

There were five (5) Change Orders issued for changes due to existing field conditions,
as well as owner requested changes for an amount of $30,475.08, bringing the contract
total to $342,475.08, and increase of 9.76% of the bid amount.

Alternative
Do not accept the Public Works Services Warehouse Offices Project, which would be
inconsistent with prior action.

Fiscal Impacts
Funds in the amount of $450,000.00 were appropriated in the FY 2003-2004 Capital
Improvement Program budget for this project.

rian Lee
Senior Civil Engine

tterson ?&Ed E ett
unity Development Services Department City Manager

JP/BUCME:ss
SlIibrarylreporlsllynchlAccepCPWS Warehouse Offices
