<br />8.13- ¡q <br /> <br />6. A landscape plan shall be submitted to the Planning Division for review and <br />approval. The applicant shall make every effort to preserve any heritage trees. <br />However, if trees need to be removed, a Tree Removal Permit shall be required from <br />the City Arborist. The applicant shall mitigate the removal of any tree by the planting <br />of a similar tree of equal value. <br /> <br />7. The applicant shall submit an erosion control plan specifying methods to control <br />water and soil runoff during construction. <br /> <br />8. The applicant shall prepare a grading plan and obtain a grading permit. A licensed <br />engineer shall prepare the grading plan. <br /> <br />9. The project's sanitary sewer system shall be properly connected to the City's <br />system. If necessary, the applicant shall make appropriate arrangements with the <br />adjoining property owners. <br /> <br />10. All engineering reports, surveys, grading plans, and similar documents shall be <br />prepared to the satisfaction of Redwood City Engineering and Construction by a Civil <br />Engineer. <br /> <br />11 . The applicant shall include dust mitigation measures during project, excavation, <br />grading, and construction activities. <br /> <br />12. The applicant shall conform construction activities to the City's Construction Noise <br />Ordinance. <br /> <br />13. The applicant's structure shall conform to all requirements of the Zoning Ordinance, <br />including setbacks, height, and other regulations for the Residential Hillside (RH) <br />Zoning District. If the applicant cannot meet these requirements due to special <br />circumstances, then the applicant shall apply for a variance. <br /> <br />14.
