<br />~.J.ß-J <br /> <br />REPORT <br /> <br />To the Redevelopment Agency Board <br />From the Redevelo ment Mana er <br /> <br />February 28,2005 <br /> <br />Subject <br />Lease agreement with San Mateo County Bay Area Legal Aid to occupy an office suite <br />at 707 Bradford Street. <br /> <br />Recommendation <br />That the Agency approve a lease agreement with Bay Area Legal Aid (Baylegal), which <br />allows Baylegal to be a short-term, month-to-month tenant at 707 Bradford Street, and <br />authorizes the Redevelopment Manager to execute the lease agreement. <br /> <br />Background <br />On October 19, 2004, the Redevelopment Agency of Redwood City acquired 707 <br />Bradford to landbank the site for potential development as affordable senior housing <br />with childcare. The property is approximately .28 acres with a two-story, 5,300 square <br />foot office building and 17 parking spaces in the Central Administration (CA) zoning <br />district. The Agency is currently making a determination if nearby properties can be <br />assembled to create an adequate parcel for senior housing and childcare development. <br />In the interim, Baylegal proposes to temporarily occupy a suite at 707 Bradford <br />because of its proximity to the San Mateo County Court offices. <br /> <br />Baylegal, a nonprofit public benefit corporation is the largest provider of pro bono legal <br />services in the areas of housing, public benefits, health access, and domestic violence <br />to low-income people in the Bay Area. Baylegal operates seven regional offices <br />throughout Northern California. Its office in San Mateo currently services all of San <br />Mateo County. In late 2004, the State Bar of California awarded a limited grant to <br />Baylegal to fund a short-term clinic for San Mateo County residents. Baylegal <br />proposes to operate this clinic with a staff not to exceed three employees at 707 <br />Bradford. Further, Baylegal understands that the lease is month-to-month because of <br />the Redevelopment Agency's goal to redevelop the site as mentioned previously. <br /> <br />Baylegal has signed the lease agreement and now awaits execution of the lease <br />agreement by the Agency.
