Based on the community's need for housing and the proximity of the site to <br /> downtown, the Planning Commission recommends that the City Council initiate a <br /> General Plan Amendment from the existing General Plan Land Use Designation of <br /> "Commercial- Office Park" to "Heavy Commercial- Mixed Use" for property located <br /> at 333 Main Street; and <br /> 2. Based on the community's need for housing and the proximity of the site to <br /> downtown, the Planning Commission recommends that the City Council initiate a <br /> Zoning Map Amendment from the existing "Industrial Park" (IP) Zoning District to <br /> the "General Commercial - Combined Residential" (CG-R) Zoning District for <br /> property located at 333 Main Street. <br /> Staff: <br /> 1. Based on the findings herein, staff recommends that the City Council not initiate a <br /> General Plan Amendment from the existing General Plan Land Use Designation of <br /> "Commercial- Office Park" to "Heavy Commercial- Mixed Use" for property located <br /> at 333 Main Street; and <br /> 2. Based on the findings herein, staff recommends that the City Council not initiate a <br /> Zoning Map Amendment from the existing "Industrial Park" (IP) Zoning District to <br /> the "General Commercial - Combined Residential" (CG-R) Zoning District for <br /> property located at 333 Main Street. <br /> Background <br /> The project site is approximately 2.3 acres and is located on a single parcel at 333 Main <br /> Street. Currently, the site is developed with an approximately 40,000 square foot office <br /> building with recessed parking. The building was formerly occupied by the School District. <br /> but has been vacant for some time. The most significant site feature is that it backs up to a <br /> portion of Redwood Creek in a location where the creek has been retained in a natural <br /> riparian state. Surrounding land uses include Redwood Creek and the back side of <br /> Mervyns Plaza to the north; a two-story commercial building with medical office tenants to <br /> the east; a variety of one to three-story commercial buildings to the south; and a three-story <br /> office building to the west. The property is located in Flood Zone C, which is characterized <br /> by minimal flooding. <br /> -.. <br />
