6A
Page 10
Fiscal Impact
Allowing the development community to pursue stand-alone residential development will
take energy and investment away from the Downtown core and may indirectly result in a
slower transformation for the heart of the City. The exact dollar amount is unknown at this
time.
Conclusion
The City is well aware of the need to encourage a wide range of housing opportunities
throughout the City and has been making significant efforts to do so. At this time, a
decision to not introduce housing in the vicinity of the subject site in no way reflects a lack
of desire by the City to support the development of significant amounts of housing in more
appropriate locations. Thus. staff recommends the following:
1. Based on the findings herein, that the City Council not initiate a General Plan
Amendment from the existing General Plan Land Use Designation of
"Commercial - Office Park" to "Heavy Commercial - Mixed Use" for property
located at 333 Main Street; and
2. Based on the findings herein, that the City Council not initiate a Zoning Map
Amendment from the existing "Industrial Park" (/P) Zoning District to the
"General Commercial - Combined Residential" (CG-R) Zoning District for
property located at 333 Main Street.
r .:Jf. f}jpij-
,,-_L (j) ~. ?{~_.
~rEkas v
" enior Planner ' City Manager
Attachments
1.
