�. .�-z <br /> project consists of 1,930 residential units in an array of 17 multi-story towers, <br /> � most atop 2-3 stories above-grade parking podiums. The units will consist of <br /> townhomes (located at ground level), and tower/condominium units. The <br /> proposed maximum height of some of the towers will be 240 ft. <br /> There will also be 150,00(, sq. ft. of professional office space, a hotel site for up to <br /> 200 rooms, and commercirllretail area of 25,000 sq. ft. There will be several <br /> marinas with dock space and/or moorings for a minimum of 60 boats. A public <br /> esplanade will encircle the project. � <br /> There are numerous planning issues associated with this project due to its large <br /> scale and size. They include traffic and transportation, building height, urban <br /> design, density, water and sewer, school impacts, affordable housing, and pubiic <br /> access/parks. <br /> The City has prepared a Precise Pian to address these major issues. The Plan <br /> incorporates urban design guidelines with conditions and mitigations to create <br /> an attractive community and a"nice place". However the core issue still <br /> remains as to whether Redwood City wants to transform the Bayfront Area into <br /> an attractive and dense urban residential environment, or wishes to maintain <br /> the existing low density land use in the area. <br />
