"] .13 - Z <br /> Adiacent Land Uses: The site is bordered by Redwood Creek to the north; the San <br /> Francisco Bay and Pflrt of Redwood City marina to the east, the Port of Redwood City <br /> parking loi with small L�at launch and Seaport Center office park to the south; and Seaport <br /> Center, Sesport Plaza, and the Stanford boathouse to the west. <br /> Past and Existina Conditions: Until 2000, the site was owned by the Cargill Sait Company <br /> and used for salt storage. During Cargill's ownership, the site was well known by its large <br /> white salt pile that was visible from Highway 101 as well as hillside vistas. A pier is <br /> connected to the east side of the site, in close proximity to the Port of Redwood City, and <br /> was used for shipping the salt. The salt pile has been removed and the center of the site is <br /> considerably depressed from settlement. Currently Cargili retains an easement to use and <br /> service the pier for the express purpose of shipping out bittem (a caustic byproduct of salt <br /> processing), which is pumped though a pipe in slurry form. Cargiil's easements for this <br /> operation will expire in late 2010. Various structures related to salt processing operations <br /> remain on site. <br /> In addition to Cargill's continued use of the pier, the Marine Science Institute (MSI) is also <br /> operating from the site. MSI has temporary classroom structures located on the north <br /> portion of the site. MSI also has a boat which can be boarded from a dock attachesi to the <br /> north portion of the site. <br /> Proiect Description: Abbott Laboratories proposes to construct a 541,000 square foot <br /> "West Coast Research Center" campus for the research and development of vascular <br /> devices and related pharmaceuticals in three phases over a ten to fifteen year period. At <br /> full build out, the campus would include a manufacturing/warehouse building, an <br /> administrative office building, two large research and development buildings, a small <br /> building for the MSI, and two five-level parking structures. The buildings are proposed to be <br /> arranged around a large central open space plaza. The buildings and campus interior <br /> would be secured from public access. Public access via a multi-use path along the <br /> waterfront would be provided in a 100-foot deep landscaped open space area. <br /> Development of the proposed campus is briefly summarized below: <br /> • Demolition: The remaining structures, buildings, and equipment that were formerly <br /> used for salt processing by the previous property owner, Cargill, will be removed. <br /> Temporary classroom structures used by the Marine Science Institute will be <br /> relocated or replaced with other temporary structures on another part of the subject <br /> site during construction. (These buildings will eventually be removed and replaced <br /> with a permanent facility as de�cribed below.) <br /> . Phase 1: Phase 1 includes 200,000 square feet of manufacturing, warehouse, <br /> research and development, and administrative office floor area in two buildings. A <br /> 10,000 square foot permanent building for the Marine Science Institute would also <br /> be included in Phase 1. All parking wouid be provided in surface lots. <br /> • Phase 2: Phase 2 includes a 176,000 square foot, five-story research and <br /> development building and a five-level parking structure. <br />
