This work included the concept for Theatre Way, Broadway (with the protected
,_ drop-off, Jefferson Avenue, and Middlefield Road.
The preferred design includes many features that are unique, and require significant
design services. When City Standards can be used, they will be, but nearly all of the
paving surfaces, street fumiture, and special features will have to be taken from the
concept stage to the construction documents, as part of this contract.
FTB will be working closely with City staff and the design and construction team for the
Retail/Cinema Project to insure that the improvements will be of the quality expected of
the entire Pro'ect.

FTB has also been providing design review services for projects in the Downtown Area
(including the Retail/Cinema Proj2ct) through the Contract for "Urban Planning and
Urban Design Assistance" approved, October 7, 2002. The additional $20,000 will
allow the City to use FTB to quickly review new projects that are now in the early design
stage. This will also allow coordinatior, with the Retail/Cinema Project, the streetscape
desi n and with n n w
g, a y e projects.
Alternatives
Another consulting firm could prepare the construction documents, but there is no
certainty that the quality and attention to detail would be equal.

•-
