<br /> 7.A -1-2 @ <br /> For these reasons, staff believes the project meets the purpose of the Planned <br /> Development Permit Ordinance that is to construct high quality projects that <br /> appropriately relate to their surroundings. Staff recommends that the Planning <br /> Commission approve the Tentative Map and Planned Development Permit by <br /> separate motion. <br /> CONDITIONS: <br /> 1. That the homes be constructed as shown on the plans and elevations dated <br /> 4/7/97 on file with Planning & Redevelopment <br /> 2. That the applicant shall submit a landscape plan to Planning & <br /> Redevelopment for review and approval. <br /> 3. That the applicant conform to the City's tree preservation guidelines for any <br /> trees which are retained on the property. <br /> 4. That the applicant obtain a tree permit for all heritage trees removed from <br /> the site, <br /> 5, That a seven foot high solid fence be constructed along the side property <br /> lines and also along the creek culvert. Any modifications to the creek fence <br /> shall be reviewed and approved by Public Works Services Department. <br /> 6. That the applicant implement all other mitigation measures outlined in <br /> EA 10903-5. <br /> 7, That the applicant obtain an Architectural Permit and Building Permit prior to <br /> construction. <br /> 8, That all recommendations of the Engineering Division contained in the <br /> attached communication from the City Engineer to Planning Division, dated <br /> May 28, 1995, be made conditions of approval. <br /> 9. The applicant shall implement dust containment measures during project <br /> demolition, excavation, grading and construction activities <br /> 10. The developer shall comply with the limitations of the Redwood City <br /> Construction Noise Ordinance No. 2013 <br /> 11. The developer shall remove both the septic tank and water well on the site. <br /> The applicant shall obtain a Well Destruction Permit from the San Mateo <br /> County Environmental Health Department <br /> 12.
