� g � - ��t <br /> noise emanating from the Leased Premises shall not exceed 120 dBA peak <br /> sound pressure level at any time. In the event either or both of the foregoing <br /> sound level conditions are not met, Lessee shall institute noise abatement <br /> procedures in order that Lessee's operations shall meet said criteria. <br /> (c) Safe . All fire protection systems or appliances which may be <br /> installed on the Leased Premises shall be maintained by Lessee in an operative <br /> condition at all times. Lessee shall prepare and maintain an Emergency <br /> Response Plan as required by local agencies. <br /> Any release of toxic or hazardous substance in or about the Leased <br /> Premises which requires notification by Lessee to any agency of the Federal, <br /> State, or local government, or subdivision thereof, shall also require immediate <br /> notification by Lessee to Lessor. In the event of a spill of toxic or hazardous <br /> substances on the Leased Premises, Lessee shall immediately initiate <br /> remediation activities and diligently pursue remediation of pollution to <br /> completion. If Lessor discovers a spill on the Leased Premises before it is <br /> discovered by Lessee, Lessor is authorized to perform remediation activities on <br /> and off the Leased Premises as necessary, and Lessee shall reimburse Lessor <br /> for all costs incurred by Lessor in doing so. <br /> 10. APPEARANCE. Lessee shall at its own cost and expense keep and <br /> maintain the Leased Premises including any building or structures which may be <br /> placed or constructed thereon in reasonable order and repair and shall keep all <br /> portions of said Leased Premises clean, neat, orderly, and as free of weeds, <br /> papers, debris, or other articles or things which increase the danger of fire or <br /> detract from the aesthetic appearance of the surrounding area as shall be <br /> 7 � � ossss.a <br />
