All such items not removed <br /> within said period shall, at the option of the Lessor, become the property of the <br /> Lessor, or in the alternative, Lessor may remove and dispose of the same at the <br /> expense of Lessee, and in such event Lessee shall promptly pay Lessor all <br /> expenses incurred by Lessor pursuant to such action other than for those <br /> expenses associated with removing subsurface pilings and foundations. <br /> During any portion of the above sixty (60) day period utilized <br /> by Lessee to remove structures, goods, materials, machinery, equipment, and <br /> improvements from the Leased Premises, Lessee shall pay to Lessor rental <br /> equal to the amount of the monthly rental installments payable during the last <br /> Lease Year of this Lease Agreement. <br /> 14. INSPECTION. Lessor reserves the right to enter upon the Leased <br /> Premises upon reasonable notice to inspect the same. <br /> 15. PUBLIC REGULATIONS. Lessee agrees that it will not use or permit <br /> the Leased Premises described herein to be used for any unlawful purpose or for <br /> any purpose or activity which is in violation of any law, ordinance, resolution, rule <br /> or regulation, established by the Government of the United States or of <br /> California, regional boards or authorities, the County of San Mateo and the City <br /> of Redwood City. <br /> 16. HOLD HARMLESS. Each party hereby agrees to defend, indemnify, <br /> and save harmless the other party, its governing body, officers, employees and <br /> agents from and against any and all claims, suits, actions, liability, loss, damage, <br /> expense, costs (including, without limitation, costs and fees of litigation) of every <br /> g � i oasss.a <br />
