In addition, if <br /> either party believes the other party has failed to fulfill any of its obligations under <br /> this Lease and the parties are unable to resolve such dispute through the <br /> mechanisms provided in Section 9.7 of the Agreement, then such party may <br /> pursue any remedy which may be available to it in law or equity, through a civil <br /> action commenced in Superior Court of the State of California, including but not <br /> limited to a judicial order terminating this Lease. <br /> 28. CONSENT OF LESSOR. Wherever the consent of Lessor is required <br /> hereunder, Lessor agrees that the same shall not be unreasonably withheld, <br /> conditioned, or delayed. <br /> 29.
