1•A-12 <br /> REPOR T <br /> To The Honorable Mayor and City Council <br /> From the Planning Commission <br /> May 24, 2004 <br /> Subject: <br /> Approval of Marina Shores Village (MSV) <br /> Background <br /> Glenborough-Pauls, LLC, is proposing to develop a large mixed use <br /> residential/commercial project on Bair Island Road (east of Highway 101). Please refer <br /> to the attached location map and site plan. The project will actually be located on two <br /> non-contiguous sites, the Peninsula Marina site and Pete's Harbor site. The two sites <br /> are separated by an existing residential development, The Villas at Bair Island (a 155 <br /> unit apartment complex together with the 100 slip Bair Island Marina). The total project <br /> site is approximately 46.5 acres. Please refer to the attached location map and site <br /> plan (Attachment 1). <br /> The project consists of 1,930 residential units in an array of 17 multi-story towers, most <br /> atop 2-3 stories above-grade parking podiums. The units will consist of townhomes <br /> (located at ground level), and tower/condominium units. The proposed maximum height <br /> of some of the towers will be 240 ft. (As a reference, the existing power line towers in <br /> the area are approximately 200 ft. in height and the tallest Oracle office building in <br /> Redwood �Shores is approximately 220 ft. in height). <br /> There will also be 150,000 sq. ft. of professional office space, a hotel site for up to 200 <br /> rooms, and commercial/retail area of 25,000 sq. ft. There will be several marinas <br /> totaling a minimum of 7 acres with dock space and/or moorings for a minimum of 60 <br /> boats. <br /> These project details are summarized in the Project Description Chart (Attachment 2). <br /> Planning Commission Meetings <br /> The Planning Commission has held numerous study sessions, an EIR Certification <br /> hearing, and most recently public hearings on the Marina Shores Village Precise Plan <br /> and other entitlements (March 2, April 13, and April 20). Copies of all thE public <br /> documents prepared for and submitted at those hearings are available in the City <br /> Clerk's Department. <br /> On April 20, the Planning Commission recommended approval to the City Council (6-1 <br /> vote with Chair Paulson recommending denial) on the following actions: <br /> 1 <br />
