ATTACHMEf\8.~ B Page 11 installing or implementing any security system, device, operation or plan to protect Lessee's Premises or Lessor's adjacent property. 5.05 Improvements. (a) Lessee has the right to erect, maintain, and operate on the Leased Premises radio communications facilities, including an antenna tower or pole(s) and foundation, utility lines, transmission lines, an air-conditioned equipment shelter, electronic equipment, radio transmitting and receiving antennas and supporting structures thereto ("Lessee's Facilities"). In connection therewith, Lessee has the right to do all work reasonably necessary to prepare, maintain and alter the Leased Premises for Lessee's business operations and to install transmission lines connecting the antennas to the transmitters and receivers. Lessee's construction and installation work or other work shall be perfonned at Lessee's sole cost and expense and in a good and workmanlike manner. Title to the Lessee's Facilities shall be held by Lessee. The Lessee's Facilities shall remain Lessee's personal property and are not fixtures. Lessee has the duty to remove all Lessee's Facilities at its sole expense on or before the expiration or earlier tennination of the Lease. Any alterations, improvements, additions or utility installations (hereinafter collectively referred to as "Improvements") to or on the Leased Premises that are necessary for the conduct of the pennitted uses of the Leased Premises are subject to (1) the prior written approval of the Lessor, which approval shall not be unreasonably withheld or delayed, and, if necessary, (2) all other governmental agencies, including the City, which have jurisdiction over the use of the Leased Premises by Lessee.
