In addition to the insurance coverage otherwise <br /> <br />required under this Lease, Lessee shall maintain or cause to be maintained Workers' <br /> <br />Compensation Insurance covering all persons employed in connection with the <br /> <br />construction of any Improvements, repair or maintenance activities with respect to whom <br /> <br />death or injury claims could be asserted against the Lessor, Lessee or the Leased <br /> <br />Premises. Lessor may require that any third parties performing work on the Leased <br /> <br />Premises maintain such Workers' Compensation Insurance as well. Such insurance shall <br /> <br />be maintained at Lessee's sole cost and expense at all times when any work is in process <br /> <br />and shall otherwise conform to the requirements of this Lease for insurance. <br /> <br />(5) <br /> <br />Notice of Completion. <br /> <br />Immediately on substantial <br /> <br />completion of any improvement, Lessee shall prepare and provide Lessor with a notice of <br /> <br />completion suitable for recordation in the official records of the County of San Mateo. <br /> <br />Lessor, at its option, may elect to record said notice. <br /> <br />(6) Notice of Changes in Plans. On completion of any <br /> <br />Improvement, Lessee shall give the Lessor notice of all changes in plans and <br /> <br />specifications made during the course of the work and shall at the same time deliver to <br /> <br />the Lessor "as built" drawings accurately reflecting all such changes; provided, no <br /> <br />change that substantially aiters the final plans last approved by the Lessor shall be made <br /> <br />without the Lessor's prior written approval, which shall not be unreasonably withheld or <br /> <br />delayed. <br /> <br />( e) Lessee shall fully comply with any landscaping requirements or <br /> <br />conditions included as part of any governmental approval of Lessee's use of the Leased <br /> <br />Premises, including all maintenance, repair and replacement provisions. <br /> <br />LeaseAgreement-CommunicationsSite - 02/02/06 <br /> <br />SITE #599 A <br /> <br />12 <br />
