Overall Vision and Intent <br /> The Mixed Use Corridor (MUC) zoning district is composed of five sub - districts, as <br /> established in Section 53.1.B. The five MUC zoning sub - districts implement the Mixed Use - <br /> Corridor land use category in the General Plan and provide opportunities for development that <br /> supports major transit and complementary land uses. with the goal of facilitating transit use. <br /> bicycle use, and pedestrian activity. The purpose of the MUC zoning sub - districts is to provide <br /> areas for a variety of activities. including commercial. office. and high- density residential uses. <br /> or a mixture thereof. Mixed use means that residential and nonresidential uses may be <br /> integrated vertically or mixed horizontally. Single -use residential and nonresidential buildings <br /> are permitted in the MUC zoning sub - districts as well. Convenient transit access, innovative <br /> housing options. sensitivity to lower- intensity adjacent uses, on -site amenities, and pedestrian <br /> and street - oriented design are key considerations. This designation allows for the highest <br /> residential densities in Redwood City. with the exception of the Downtown Precise Plan. <br /> B. Sub - Districts: Establishment and Intent <br /> 1. Sub- District Establishment. Five Mixed Use Corridor zoning sub - districts are <br /> established: a. Mixed Use Corridor - El Camino Real. b. Mixed Use Corridor - <br /> Veterans Boulevard. c. Mixed Use Corridor - Redwood Creek, d. Mixed Use <br /> Corridor - Streetcar Broadway. and e. Mixed Use Corridor - Gateway Broadway. <br /> 2. Sub - District Intent: Each of these sub - districts implements the General Plan <br /> Mixed Use - Corridor designation and provides for more specific regulations for <br /> distinct areas of Redwood City. Any parcel zoned Mixed Use Corridor shall be <br /> located in one of the following sub - districts: <br /> a. Mixed Use Corridor - El Camino Real (MUC -ECR): Purpose <br /> Redwood City is committed to the revitalization of El Camino Real as a <br /> grand, multimodal, and attractive boulevard.
