Upper -Story Stepback Adjacent to Public Open Space or Historic <br /> Resources. Buildings shall not intercept a 45- degree daylight plane <br /> inclined inward from 15 feet above existing grade at the property line of <br /> the parcel adjacent to property line of an adjacent property containing <br /> public open space or an historic resource. <br /> c. Sight Lines. Sight lines into and from neighboring properties shall be <br /> minimized. <br /> 2. Minimum Development Height. The minimum height regulations shall apply <br /> only to the first 15 feet of building depth as measured from the building <br /> frontage. <br /> a. Minimum Height Exception. The responsible review authority may <br /> approve an exception to the minimum height requirement, provided that <br /> at least one of the following findings can be made: <br /> i. The project is constrained by unusual parcel size, shape, or <br /> features that render this requirement infeasible; or <br /> ii. The project is providing usable quasi - public or public open space <br /> on site. adjacent to the primary street right -of -way. <br /> 3. Bonus Height.
