The covenants, conditions, and restrictions of a <br /> mixed -use project in any MUC zoning sub - district shall <br /> include the requirement that any building with a <br /> residential leasing office shall convert the entirety of that <br /> leasing office space to a commercial space. to <br /> accommodate commercial uses, upon project conversion <br /> to a condominium or community apartment project. <br /> 4. Roof Height Exceptions. The responsible review authority may a • •rove an <br /> exception to the minimum height requirement to accommodate a roof, if the <br /> following findings can be made: <br /> a. Compatible. Such height exception will be compatible with surrounding <br /> properties, uses and neighborhood; <br /> b. Number of stories. Such height exception will not exceed the allowable <br /> number of stories permitted pursuant to regulations in Table 53 -3; and <br /> c. Necessary. The roof is limited to the height necessary for its proper <br /> functioning or to be consistent with a particular architectural style. <br /> 53.8 Facade Composition and Architectural Regulations <br /> A. Facade Composition and Architectural Regulations Applicable to all Sub - Districts <br /> 1. Building Orientation and Entrances. <br /> a. Nonresidential Entrances. Street - facing primary entrances shall be <br /> unlocked and accessible to the public during business hours. Entries shall <br /> be clearly defined features of front fagades, and of a scale that is in <br /> proportion to the size of the building and number of units being <br /> accessed; larger buildings shall have a more prominent building entrance, <br /> while maintaining a pedestrian scale. <br /> b. Transitional Space at Residential Entries. New residential buildings shall <br /> provide transitional spaces in the form of stoops, overhangs, and porches <br /> between public areas fronting the primary street and entrances.
