4. Corner Features. At important intersections in Redwood City (defined as the <br /> intersection of two of any of the following street typologies as identified in <br /> Figure BE -14 of the General Plan: Transit Street, Bicycle Boulevard, Pedestrian <br /> Street, Connector Street, and /or Boulevard), buildings shall incorporate special <br /> features to reinforce the intersection. Corner entrances. bay windows, and <br /> towers are examples of elements that may be considered to emphasize corner <br /> locations. <br /> 5. Ground Floor Design. <br /> a. Elevation of First Floor. <br /> i. Nonresidential uses. The first habitable floor shall be located no <br /> more than two feet above or below the existing grade at any <br /> point along a street property line. <br /> ii. Residential uses. The first habitable floor of a residential -only <br /> building shall be located no more than six feet above existing <br /> grade and no more than two feet below existing grade along a <br /> street property line. <br /> b. Minimum Ground Floor Height. The minimum height of nonresidential <br /> ground floor spaces shall be 12 feet. The minimum height of residential <br /> and live /work ground floor spaces shall be 10 feet. This height shall be <br /> measured from the floor of the first story to the floor of the second story. <br /> If there is no second story, the height shall be measured to the top of <br /> roof. <br /> c. Horizontal Separation of Ground Floor. For buildings exceeding three <br /> stories or 40 feet in height, the first story shall provide horizontal <br /> separation from the upper portions of the building by incorporating <br /> architectural features that enhance the pedestrian experience. <br /> ORD. # 1130 -353 <br /> FORMERLY MUFF # 602 <br />
