n/ 0-2 <br />The garage will have parking controls, including gates at the entrance /exit, and a parking <br />management system that will permit validations for participating businesses. <br />The City has been in the process of acquiring the properties in the block and relocating the <br />existing tenants. That process is nearing coi.ipletion and the buildings will be demolished, <br />the site cleared, and the garage excavation w4l start shortly. <br />The schedule for construction of the new underground garage is expected to be from <br />approximately October, 2003 to Fall, 2004. The site clearance for the project has begun <br />following Council and RDA approval of a Site Clearance agreement on August 11, 2003. <br />The scope of work for that agreement included abatement of hazardous materials, <br />demolition of existing buildings and relocation of utilities on Middlefield Road. The next <br />step in the process will be excavation and shoring for the underground garage. It is critical <br />that the excavation and the shoring be completed prior to the 03' -04' rainy season. Thus, it <br />is anticipated that the majority of the excavation will be completed by the end of 03'. The <br />construction for relocation of the storm drain culvert located underneath the block is <br />nearing completion and the ends must be tied into the existing box culvert before the <br />portion of the old culvert is removed and excavation starts. It is anticipated that the <br />contractor will be ready to begin excavation by October 15th. <br />The major components of the scope of work for this agreement will include: <br />• Excavation for the two level underground parking garage <br />• Shoring of the excavated area and site preparation <br />• Pile driving of over 900 piles <br />• Construction of the steel /concrete foundation <br />• Construction of the garage including concrete walls, columns and podium deck <br />• Water and fire protection <br />• Installation of electrical and mechanical systems <br />• Construction of elevators and stairwells <br />• Entry features, signage and graphics <br />• Finish work, including masonry, signing and striping, painting, etc. <br />The estimated cost of the above construction items is $157M. The total budget also <br />includes $1.5M for support costs, and a $1 M contingency. <br />Thus the total estimated cost for the above work is $18.2M. The funds for the initial work <br />will be advanced from the $20 M loan from the City to the Agency. The remainder of the <br />funding will come from the bonds that will fund Downtown improvements. A summary of <br />these costs is attached. <br />Fast Track <br />Under our fast track schedule, the attached Construction and Reimbursement Agreement <br />is in draft form as it is still under review by the developer. We do not anticipate any major <br />changes to the agreement as a result of that review.
