Improvements, of the Code of the City of Redwood City, and in consideration of <br />the approval of the improvements for the Property, the parties hereto agree as <br />follows: <br /> <br /> 1. Improvements. Owner shall, at Owner's own cost and expense, <br />construct all of the improvements ("Improvements"), furnish all the materials, and <br />do all the work hereinafter described in accordance with, and as provided for in, <br />the plans prepared for Owner by Brian Kangas Foulk, Civil Engineers, entitled, <br />"Plans for the Improvement of Twin Dolphin Drive," as well as City's revised <br />specifications entitled, "Engineering Standards of the City of Redwood City~', <br />adopted February 24, 1997 which plans and specifications are on file in the <br />office of the Manager, Engineering and Construction. Said Improvements shall <br />also be constructed in strict compliance with the provisions of Article VII, Chapter <br />29 of the Code of the City of Redwood City. To the extent that if a conflict exists <br />between the plans and specifications and said Chapter 29 in regard to the <br />standard for a particular improvement, the stricter standard shall govern. Owner <br />shall complete all of the Improvements, subject to such exceptions and time <br />extensions allowable under paragraph 10, on or before September 8, 1999. The <br />Improvements shall include, but are not necessarily limited to, all of the <br />following: <br /> <br /> (a) grading, paving <br /> <br /> (b) curbs, gutters, sidewalks <br /> <br /> (c) water system modifications, complete <br /> <br /> (d) landscaping and irrigation system, complete <br /> <br />F :~.Mlared~Redwo(x] ~:;ouncil 2 <br />Agmt-122 <br />FXS:djk <br />09/09/97 <br /> <br /> <br />
